Leaving our mark in Ohio

The Beginning
The Jos. M. Williams Realty company was established in 1948. From a farming family in a small rural community in southeastern Ohio, Joseph M. Williams launches his career in the real estate industry, specializing in farm and rural property sales. The expansion of land development around the small Centerville, Ohio community, where the business office was located, afforded an opportunity for the company to expand into the development of residential communities.

Our Company Today
In 1971, Joseph M. Williams" son, Kimpton (Kim) Williams became a licensed sales person of the company. Early in his career, Kim became actively involved in the development projects and sales of properties by the company, and in 1982 Kim became the acting broker for the company with the passing of its Founder. Together, through generations of real estate expertise, thousands of real estate transactions have been completed, serving countless individuals.

Still a small company, annual sales continue to increase and the company focus continues to specialize in land, rural properties, commercial land sales and developments throughout Ohio. With a proven track record spanning more than six decades, we provide clients with a complete marketing strategy exposing our product to the public consumer. Our small atmosphere creates a unique opportunity for buyers and sellers; focusing attentively on the individual's needs has been a continuing tradition. Joseph M. Williams founded Jos. M. Williams Realty in 1948 with a simple goal - provide clients with a service. That service - a fiduciary responsibility to our clients - is something that we take very seriously.

We provide an extensive service to our clients, and it is for this reason that our network of referrals continues to grow. An extensive amount of work goes into the valuation of each product (see Comparable Market Analysis for more details), with comparable data supporting our valuation. We then determine the potential customer base for each product, and then develop a marketing strategy that we believe will be most effective.

Comparable Market Analysis
We offer several options for our Comparable Market Analysis (CMA) packages. Often, our CMA packages are used during the settlement of estates, helping establish the value of the property, and ultimately, its equitable distribution.

CMA Package Options

  • Standard Package ($500) - Basic analysis of the property, including utilities and zoning. Evaluation of comparable sales and a final market valuation.
  • Advanced Package ($750) - Detailed analysis of the property, including utilities and zoning. Detailed evaluation of comparable sales with a final analysis of the current market value. This package can be customized to include a hypothetical development layout.
  • Deluxe Package ($1000) - Detailed analysis of the property, including utilities and zoning. Detailed evaluation of comparable sales with final analysis of the current market analysis. This package also includes a complete demographic analysis, with surrounding amenities, developments, major retail locations, traffic counts, employers, household incomes and household expenditures.
